Inspect grouting and caulking in joints in damp locations for damage or failure, and inspect the caulking between the bathtub and wall carefully as well as the caulking around sinks and lavatories that are built into counter tops. Some types of caulking become brittle with age and are then useless as water seals. New caulking in such locations should be a long-lasting resilient material such as silicone or latex sealant.
